That last row is the whole game and it is where I spend my effort on a VA transaction. Negotiating a seller credit is not a favor you ask for, it is a term of the offer, and in the current Antelope Valley market it is winnable on a large share of listings.

The funding fee, and who does not pay it

The VA funding fee replaces mortgage insurance. It is a one-time charge, a percentage of the loan, and it is almost always financed into the loan rather than paid in cash. The percentage varies with your down payment, whether it is your first use of the benefit, and your service category.

The exemption that matters most: veterans receiving VA compensation for a service-connected disability are generally exempt from the funding fee entirely. So are certain surviving spouses. If you have a disability rating, confirm your exemption status on your Certificate of Eligibility, because it can be worth $8,000 to $15,000 on an Antelope Valley purchase. Residual income: the VA underwriting rule nobody explains

It is a more sensible rule than a raw ratio, and it is a genuine reason to use a lender who does real VA volume rather than one who does one a year.

For active duty buyers, Basic Allowance for Housing is the anchor of the budget. I am not going to print a BAH figure here because the rates change annually and any number in a blog post goes stale, which is worse than no number at all.

What I will tell you is how to use it. Look up your exact rate by rank, dependency status, and the correct duty station ZIP on the official Defense Travel Management Office BAH calculator. Then compare it against the all-in monthly payment for the price range you are considering, remembering that in the Antelope Valley your property tax rate may be 1.15% or it may be 1.85% depending on the tract, which is a swing of hundreds of dollars a month.

VA loan limits: mostly a non-issue now

Veterans with full entitlement have no VA loan limit. You are limited by what a lender will approve based on income and residual income, not by a county ceiling. County loan limits still matter in two situations: if you have a prior VA loan you have not paid off, or if you had a VA loan foreclosure. Los Angeles County and Kern County have different conforming limits, and Los Angeles County's is high, which covers essentially the entire Antelope Valley price range. If you have partial entitlement, ask your lender to run the specific math before you shop.

Minimum Property Requirements: which AV homes clear cleanly

Buying on orders: the timeline problem

PCS timelines and escrow timelines rarely line up, and this is where a local agent earns the relationship. A few things that consistently help:

  • Get your Certificate of Eligibility and a full lender pre-approval before you arrive. Not a pre-qualification, a real underwritten approval. It shortens escrow by a week or more.
