This site is operated by Mike Watson, a California licensed real estate salesperson, DRE #01712313, affiliated with Keller Williams Realty ("we" and "I" mean Mike Watson). By using the site, submitting a form, or creating an account, you agree to these Terms of Use and to the Privacy Policy. If you do not agree, do not use the site.

The calculators and tools on this site (including the seller net sheet, buyer cost estimator, payment calculators, and drive-time tools) produce illustrations based on the numbers you enter and on general assumptions. They are not loan offers, lending advice, tax advice, or legal advice, and they are not a substitute for figures prepared by your lender, escrow officer, tax professional, or attorney. Rates, fees, taxes, and program rules change constantly, and your transaction's actual numbers will differ. Commission rates shown anywhere on this site are examples only; commissions are fully negotiable and are not set by law.

The instant home value estimate and any value-update report you receive from this site are automated estimates produced from recent MLS sales data. They are not appraisals prepared by a licensed appraiser, and they are not comparative market analyses. An automated model cannot see your home's condition, upgrades, lot, or view. Do not make financial decisions based solely on an automated estimate; for a precise value, ask me for a free comparative market analysis or hire a licensed appraiser.

Browsing this site, using its tools, or submitting a form does not create an agency relationship between you and Mike Watson or Keller Williams Realty, and does not make you a client. In California, agency relationships in real estate transactions are formed by agreement, including the agency disclosures required by Civil Code section 2079.13 and following. Until we have that agreement in place, no fiduciary duty exists, and nothing on this site is a commitment to represent you.

Property listings displayed on this site come from the Internet Data Exchange (IDX) programs of the Greater Antelope Valley Association of Realtors (GAVAR) and California Regional MLS (CRMLS). That data belongs to the MLSs and the listing brokers, not to us and not to you. Information is deemed reliable but not guaranteed and should be independently verified.

You may use listing data on this site only to identify properties you may have a genuine interest in buying, selling, or researching as a consumer. You may not:

• Scrape, harvest, or bulk-download listing data, whether manually or with automated tools
• Republish, resell, or redistribute listing data anywhere else
• Use listing data to build or train any product, dataset, or model
• Frame or mirror any part of the site

These restrictions are conditions of the MLS agreements that make the listing displays possible. Violating them gets access revoked for everyone, so we enforce them.

Client accounts on this site are created by invitation. You agree to provide accurate information, keep your login to yourself, and tell us if you believe your account has been accessed without your permission. We may suspend or close an account that violates these terms or that we reasonably believe is being misused. As the Privacy Policy explains, if you are working with me as a client, I can see the activity inside your account (saved searches, favorites, listings viewed); that visibility is the point of the tools.

• Do not use the site for anything unlawful, deceptive, or infringing
• Do not interfere with the site, probe it for vulnerabilities, or circumvent access controls
• Do not access the site with automated tools except ordinary search-engine crawling permitted by robots.txt
• Do not impersonate anyone or misrepresent your affiliation when submitting a form

The content we author on this site (text, guides, market analysis, graphics, and code) belongs to Mike Watson or its licensors. You may view it, share links to it, and print pages for personal use. You may not republish it commercially without permission. If you believe something on this site infringes your copyright, email mike@avwatson.com with the details and we will address it promptly.

This site links to third-party websites and embeds third-party services (for example, maps and virtual tours). We do not control them and are not responsible for their content or their handling of your information. Their terms and privacy policies apply once you interact with them.

The site and everything on it are provided "as is" and "as available," without warranties of any kind, express or implied, including accuracy, completeness, merchantability, fitness for a particular purpose, and non-infringement. We work to keep the site and its data current and correct, and we do not promise that it always will be.

To the maximum extent permitted by law, Mike Watson and Keller Williams Realty will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, arising out of or relating to your use of this site, and our total liability for all claims relating to the site will not exceed one hundred dollars ($100). This limitation applies to the website and its tools; it does not limit liability that cannot be limited by law, and it does not apply to duties owed under a signed representation agreement, which are governed by that agreement.

We would rather fix a problem than fight about it, so start by emailing mike@avwatson.com. If we cannot resolve a dispute informally within 30 days, you and we agree that any dispute arising out of or relating to this website or these terms will be resolved by binding arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, in Los Angeles County, California, rather than in court. Arbitration fees will be allocated as those rules provide.

• Small claims carve-out: either of us may bring a qualifying claim in small claims court instead.
• Class action waiver: disputes will be arbitrated only on an individual basis. Neither of us may participate in a class, collective, or representative action against the other, except that claims for public injunctive relief that California law does not permit to be waived may be pursued in court after individual arbitration of all other claims.
• Opt-out: you may reject this arbitration provision by emailing us within 30 days of first using the site or creating an account, stating your name and that you opt out of arbitration. Opting out does not affect the rest of these terms.
• If the class action waiver is found unenforceable as to a claim, that claim proceeds in court, and the rest of this section still applies to everything else.

These terms are governed by California law. Any claim not subject to arbitration will be brought in the state or federal courts located in Los Angeles County, California, and you consent to venue there.

If these terms change, the effective date above changes with them and the updated version is posted here. Material changes will be called out prominently on this page, and account holders will be emailed. Continuing to use the site after a change takes effect means you accept the updated terms.
