The search "sell my house in Lancaster" is full of cash-offer ads. Some of those buyers are useful. Most of them are a price. You should know your retail net before you answer the ad. I have sold houses in this valley since 2002, 1,210+ closings in all, and the pattern is consistent: the house that is priced to the last three sales and can pass an appraisal sells.   1. Price it to the tract, not the city median. A Lancaster median mixes neighborhoods that do not compete. Pull closed sales on the same streets, then adjust for roof age, HVAC, lot, and any Mello-Roos or HOA.
  2. Walk the desert condition list. Roof, HVAC, water heater, peeling paint, broken wood, and trip hazards decide government appraisals. A new backsplash does not save a failed roof.
