Own, lease, or tax bill

Solar Homes in the Antelope Valley (2026)

By Mike Watson, Realtor, DRE #01712313. Updated September 2026.

Short answer

A solar home in the Antelope Valley is three different products wearing one listing word. You can own the panels, lease them, or pay a property assessment that rides on the tax bill. The MLS keyword does not say which one. Read the contract and the preliminary title report before you treat the electric bill as savings. I will not quote a monthly savings number. Ask the utility for that address.

The high desert has sun, and a lot of tract houses already have panels. That is the easy part. The hard part is the paperwork that comes with the panels. Start with the collection that matches the city, then read the file.

Three ways solar shows up at the kitchen table

Ask which row this house is. Do not guess from the yard sign.

What you are buyingWhat you must readWho confirms it

Panels with a remaining loanPayoff and whether the loan must be paid at closingTitle and the lender

What I will not put in the listing remarks

  • A guaranteed electric-bill savings number. Usage, the rate, and the contract change it.
  • A promise that net metering for that address matches a neighbor who installed panels years earlier. Ask the utility.
  • A claim that leased solar "transfers easily." Some files do. Some buyers walk.
  • A citywide ranking of Lancaster versus Palmdale solar. The contract is per house.

If the house is also a short sale, the solar lien is one more approval. Read seconds, HOA, and solar before you assume the first mortgage approval cleared the panels. Insurance questions belong on the insurance guide. I am not the insurer and I am not the utility.

Questions people ask

+Are solar homes in Lancaster and Palmdale worth more?
Owned panels can matter to a buyer who wants a lower electric bill and a clean title. A lease or a lien can matter the other way, because the next owner inherits a payment or a payoff. I price the house from comps and then adjust for the contract in front of us. I do not add a flat solar premium.
+What is the difference between owned solar and a lease?
Owned means you or the seller owns the equipment, subject to any loan that paid for it. A lease or a power-purchase agreement is a contract. The company may have to approve a transfer, and the buyer may have to qualify. Get the transfer terms in writing before you remove contingencies.
+Can solar show up as a lien?
Yes. A UCC filing, a solar loan, or a PACE-style assessment can sit on title. A PACE assessment is generally repaid with the property tax bill and does not vanish because you liked the panels. The title report is the document. The listing photo is not.
+Will every loan allow leased solar?
No. Some lenders treat the lease payment as debt, and some buyers simply refuse the transfer. VA, FHA, and conventional overlays differ. Ask the lender with the contract in hand. I will not promise a loan program will accept it.
+How do I search solar homes?
Use the solar collections: Lancaster, Palmdale, Quartz Hill, and Rosamond. Those pages match remarks. They do not know whether the system is owned.
