People call when they are tired of renting and the old house is already gone. The useful first question is not which tract. It is whether a lender will take the application. Conventional loans often want about four years after a short sale and about seven after a foreclosure, with shorter paths only when extenuating circumstances are documented. FHA is commonly about three years, with a possible shorter short-sale path if you were current for the 12 months prior. Confirm HUD Handbook 4000.1. VA is often about two years. Confirm current VA materials. A deed in lieu is often grouped with a foreclosure or a short sale, depending on the investor. Do not guess the gentler box. I will not predict a score. Drops vary widely and are sometimes discussed around 100 points or more. It depends.

When can you buy again after a short sale or foreclosure in the Antelope Valley?
You can buy again when a lender says you are eligible, in writing, under a program they name.
I will not pick the month for you. The credit page has the ranges I am willing to repeat, and only those exceptions. A conventional short sale is often about four years, sometimes about two with documented extenuating circumstances. A conventional foreclosure is often about seven, sometimes about three with those circumstances documented. FHA is commonly about three years. VA is often about two. Confirm the handbook that matches the loan. Lancaster, Palmdale, and Quartz Hill use the same investor rules. The city name on the mailbox does not shave a year off. Eligibility is a letter or a findings sheet, not a text that says you should be fine. Ask the lender to state the event they used, the date they used, and the program. If they grouped a deed in lieu with the gentler column, ask them to show you why. Do not forward that text to a seller as if it were an approval. When the letter is real, tell me the payment ceiling they gave you and the cities you will actually drive. I will not invent a ceiling. Edwards commuters and Plant 42 commuters often want different ends of the valley. That is a map problem. It is solvable after the loan problem is solved, not before.
Does the first-time buyer page skip the waiting period?
No. The first-time buyer guide is for the day a lender says you are eligible, and it is not a way around an open wait.
That page talks about assistance that can exist for people who qualify at the time they buy. Some programs define "first-time" as a person who has not owned in a set period, or who meets another test they publish. A definition like that is not a key to Fannie Mae, Freddie Mac, FHA, or VA seasoning. You can fit a program's first-time label and still be inside a mortgage waiting period. Read the guide after the lender clears the wait. Do not read it instead. I will not match you to a grant, a bond, or a city program while the overlay is closed. I also will not promise that any program is funded this month. Program status changes. The page says so. Confirm it when you are actually allowed to apply.
A past short sale does not automatically make you a first-time buyer, and it does not automatically bar you either. The program manual decides. Bring the old deed so nobody is guessing whether you still own something. If you still hold title, you are not "buying again." You are trying to buy a second house, or you still need to sell. Say which one. Hidden ownership is a fast way to lose an approval. The Lancaster sale guide is the ordinary sale path when you still have equity. A short sale is the other path. Do not use a purchase guide to avoid that choice.
Where do live Lancaster and Palmdale numbers live?
Live numbers are on the Lancaster sold page and the market recap, not in a sentence on this guide.
I am not typing a median. A median mixes tracts that do not compete, and it goes stale the month after it is written. Sold houses carry their own dates. The recap carries its own as-of line. Read both the week you write an offer. Quartz Hill often prices apart from east Lancaster and from east Palmdale. West Palmdale often prices apart from the east side of the 14. I will not freeze those gaps in dollars. If you want one house priced, ask for a valuation of that address. If you want the market, read the recap again. Inventory of distressed sales is a live MLS question too. A quiet month for short sales does not change your old waiting period, and a busy month does not create a discount you are owed.
Payments and rates move. I will not print either. The lender's letter is the payment that matters, and it expires. Insurance, taxes, and association dues move the payment again after you pick a house. Those are not numbers I freeze in a rebuild article. Bring the lender into the house conversation early enough that a tax bill or an HOA bill can be counted. PACE assessments often ride on the tax bill of the house you are buying. That is a title question, covered with the other leftover liens on the solar and second-mortgage page. Your old PACE account, if it was paid at your sale, is not this house's account. Read the new bill.
What should you gather before you apply?
Gather the completion date, the event type, and the papers a lender lists, and tell them about the old sale on the first call.
The closing disclosure from a short sale, or the trustee deed from a foreclosure, beats a memory. If you hope to use an extenuating-circumstances path, gather the proof of that event before the appointment. I will not decide that your event qualifies. The lender will. Also gather photo identification, the rent history, and whatever tax returns they ask for. Do not send me a box of bank statements to "see if you qualify." I am not the underwriter. Do not omit the short sale because the application looked cleaner without it. The report will show the mortgage line. A surprise in underwriting is how you lose the house you just went under contract on.
If a co-borrower will be on the new loan, they need their own documents. If only one of you was on the old loan, say that. If both of you were, both reports are in the file. I will not guess which wait controls. Ask. If the old sale had a tax form, the purchase lender may not need it, but a CPA still might. The tax page is the handoff. Can you look at houses during the wait?
Yes, you can look. You should not write an offer that depends on a mortgage the lender cannot take yet.
Looking teaches the map. You learn which Lancaster streets you will drive, which Palmdale tracts feel worth the commute, and whether Quartz Hill is the search or just the rumor. That education is useful. It does not create eligibility. A canceled escrow costs time. It can cost the deposit. It can also leave a seller angry enough to talk. None of that helps the next application. If you are tempted by a "lease to own" flyer or a contract-for-deed that claims to skip the wait, slow down. Have a California attorney read it before you move in or hand over a large check. I will not bless a workaround. HUD counseling at 800-569-4287 is free if you want a second set of eyes on the housing plan. They still will not approve a loan.
Renting in the valley during the wait is ordinary. Keep the lease. Pay it on time. If you rent from a relative, keep proof that looks like rent, because a lender may ask. I will not design that paper trail. The lender will say what they need. Use the years to avoid new unpaid collections. Use them to keep a car payment you can actually make. I will not give you a target score. Drops from the old event vary widely. Sometimes people discuss 100 points or more. Your number is your report. When the lender clears the wait, we start over on condition, not on nostalgia for the house you lost.
How do Lancaster, Palmdale, and Quartz Hill differ for the next search?
They differ by commute, tract, and what the live comps say that week. They do not differ by a special waiting period.
Lancaster is a wide map. West side streets, older central blocks, and east side tracts do not sell as one product. Palmdale is the same story on a different grid. The west side and the east side answer different buyers. Quartz Hill, much of it in the same ZIP conversation as parts of Lancaster, still gets compared on its own. I will not tell you one of them is the smart buy in the abstract. Bring the job. A drive to Edwards is not a drive to the west Palmdale industrial streets. A night shift is not a school-run schedule. If schools are the point, confirm the boundary for the address. Do not inherit a boundary from a listing photo.
Condition is the other split. Summer heat punishes roofs, air conditioners, and windows. FHA and VA appraisals still care about peeling paint, broken wood, and safety hazards. A past hardship does not earn a softer appraisal. If you want a house that needs work, ask the lender whether renovation financing is even available to you. I will not assume it is. If you want a house you can move into, we shop for that and we do not romanticize a low list price. Price comes from the sold page and the recap, then from a comp set on that tract. Call when you have the lender letter. I would rather show you four honest houses than forty you cannot close.
What still has to be underwritten on the next house?
The next house still has to pass the loan, the appraisal, and the title, including dues, solar, and PACE if they are there.
Buyers who survived a short sale sometimes focus only on their own credit. The house can fail on its own. An association can be behind on its own affairs, or the dues can push the payment over the limit. A solar lease can require assumption, a buyout, or a monthly payment your lender must count. A PACE assessment can sit on the tax bill and survive the sale unless someone pays it. I will not promise a seller will clear those for you. Read the preliminary title report during the contingency, not the night before closing. The same items stall short sales. They stall purchases too. Budget time for them.
Insurance is part of the payment, and this valley has fire, wind, and older roofs in the conversation. I will not quote a premium. Get a binder before you waive the loan contingency. Property taxes are the assessor's number for that parcel, not a number I print. If you are using gift funds or assistance, the lender has to source the money. The first-time buyer guide is where those program names live, after you are eligible. None of this is a trick. It is the ordinary purchase, finally available again. Who should you call, and who should you not ask for a loan decision?
Call the lender for eligibility, a HUD counselor for a free housing review, a CPA for tax, and me when you are ready to search.
I will not tell you that you are approved. I will not tell you a score. I will not tell you the old sale is invisible if we write a strong offer. Sellers and underwriters can both read a report. A counselor at 800-569-4287 can help you organize questions. They do not issue a mortgage. A CPA handles Form 1099-C and the California return questions on the tax page. A housing attorney handles a release you do not understand. My work starts in a serious way when the loan path is open, or when you still need to sell a house you cannot keep. If you are in between, looking is allowed. Promising a close date is not.
The rebuild is slower than a weekend of tours. That is the point of the waiting period. Use it. Then buy a house you can insure, commute from, and pay for, in Lancaster, Palmdale, or Quartz Hill, at a price the sold records support that month. Leave the old file in the folder. Disclose it early. Do not let it write the next offer for you.
