The Antelope Valley market continued to see home values rise modestly in October even with mortgage rates increasing. Sales volume decreased from both the previous month and last year while the average time on market stretched out. This combination indicates a stable but slightly cooling market where higher borrowing costs are impacting buyer activity.
The same data tells a different story depending on which side of the transaction you're on. Here's the read for each.
For Sellers
Current conditions give you good pricing power as values have held their upward trend. Expect the selling process to take a bit more time so be sure to work with a Realtor experienced in the Antelope Valley to position your property competitively from day one. With more new listings entering the market, accurate pricing will help your home sell efficiently in an environment that continues to favor motivated sellers.
For Buyers
You will encounter a healthy supply of homes for sale which provides solid selection across the valley. However affordability has tightened with prices and interest rates both higher than a year ago leading to larger monthly payments. Buyers currently enjoy some leverage in negotiations so take advantage of that by being prepared to make offers that reflect the realities of the market without unnecessary delay.

Short sales and bank-owned homes are their own slice of the active market. This recap does not freeze that share, because it moves with the MLS. See auction vs REO vs short sale and the Lancaster short-sale page for how those listings differ from a normal sale.
