A Lancaster short sale is a sale for less than the liens, with written servicer approval. Many owners in 93534, 93535, and 93536 still have equity, so a normal listing pays the loan off. 93536 often prices higher than east Lancaster. You get me on the file. There is no junior handoff. A Lancaster short sale is a tool for a house that is actually short. It is not the name for every owner who missed a payment.
A short sale is a sale for less than what it takes to pay the liens, the costs, and the arrears, and it closes only if the servicer agrees in writing. A normal sale pays those items off and you keep what is left, or you bring a small check if you are barely short and you choose to. Many Lancaster owners who feel stuck still have equity once the tract is priced. I will not open a short-sale file until a seller net sheet says the equity sale fails.
Is a missed Lancaster payment the same thing as a short sale?
No. A missed payment means you are behind. It does not tell me whether 93534, 93535, or 93536 still clears the loan.
Start with the servicer and a free HUD counselor at 800-569-4287. Ask for the reinstatement number. Ask whether a repayment plan, forbearance, or a modification review is open. Those are keep-the-house questions. I cannot approve any of them. I can tell you, after a price and a seller net sheet, whether selling on the open market pays the loan off. If it does, the short sale is the wrong tool. If it does not, then we talk about hardship and a written payoff.
Being underwater is still not a reason to stop paying. Late payments add fees, hurt credit, and start a foreclosure clock. Some owners who feel short still net a small amount, or can bring a small check, once the sheet is honest. I will not tell you to skip a payment. The timeline on a notice keeps running while we list. Read that notice. Do not guess the date from a blog.
How do 93534, 93535, and 93536 change the equity math?
They change it because central Lancaster, east Lancaster, and the west side do not sell as one city.

93534 is central Lancaster. One street can be updated and the next can need a roof, a panel, and a kitchen before an ordinary buyer will write. That condition gap moves the net more than the ZIP printed on the postcard. I price the tract. Look at central Lancaster homes for what is listed now, and at closed sales for what actually transferred. Active asking prices are not sold prices.
93535 is east Lancaster. Buyers here often compare the payment and the condition more tightly than they do on the west side. A tired house can fail a buyer's loan even when you are not underwater. That is a financing problem, not automatic proof that you need a short sale. If the house will not finance, a cash offer can be a real tool. Compare that net with a listed net before you take the discount. East Lancaster listings are on the east Lancaster page.
93536 includes Quartz Hill and west Lancaster. It often prices higher than east Lancaster, so the equity math is different. A missed payment in this ZIP is more often still an equity sale. Quartz Hill is a higher tier than much of west Lancaster inside the same ZIP. Do not blend them. If the house is Quartz Hill, use the Quartz Hill equity page and Quartz Hill sold prices. If it is west Lancaster, use west Lancaster homes and Lancaster closings. I am not calling any of these ZIPs a distress label.
What has to be true before a servicer will review a Lancaster short sale?
The servicer has to see a real hardship, a price that matches the market, and a file it can underwrite. Your stress is not the package.
- A seller net sheet that is actually short after liens and costs. If it is positive, stop and list.
- A hardship the servicer's checklist will accept. I do not invent the story. You document the one you have.
- A listing and, in most files, a purchase contract. The servicer is not approving a theory.
- Payoff statements for every lien, including a second mortgage, an HOA delinquency, a solar lease, and any PACE assessment.
- The occupancy facts. Owner-occupied and non-owner files are not reviewed the same way. Tell the truth on the form.
- Time. If a sale date is close, say so on day one. A slow package does not pause the trustee.
I assemble the real-estate side. The counselor and the servicer own the loss-mitigation side. A California housing attorney reads notices and any release language. A CPA reads tax. Those are four different jobs. Mixing them is how people sign a paper they do not understand. What slows a Lancaster short sale down?
Junior liens, incomplete paperwork, and a buyer who leaves are what slow it. The calendar does not care that the house is in Lancaster.
A second mortgage can refuse a small payoff even after the first lien says yes. An HOA estoppel can show dues that nobody put on the sheet. A solar lease or a solar loan can scare the buyer's lender. A PACE assessment sits on the tax bill and has to be dealt with, not wished away. Unpermitted rooms show up on appraisal. Each of those can stall a file that looked simple on the kitchen table.
Buyers fall out because the approval takes long enough that their loan, their job, or their patience expires. When that happens you relist. The servicer clock does not rewind for your convenience. I will not quote a days-on-market number or a count of Lancaster short sales. Short sales are a small, slow slice of the market. That does not make your file fast. It means you should not plan as if a crowd of distress buyers is standing on the driveway.
Can I stay in the house while a Lancaster short sale is pending?
Usually you stay until your own sale closes, if the servicer approves and the buyer gets to the finish line.
That is not the same as a promise that the trustee sale will wait. A listing is not a stay. Postponement, if any, is a servicer and attorney question, and I will not tell you a sentence in the listing agreement buys it. If the sale date is already set, read selling before the auction and have a lawyer read the notice the same week. On a completed short sale you generally hand over occupancy at closing, the way you would on a normal Lancaster sale. If the approval dies, you are back to the notice you started with.
What if a buyer cannot finance the Lancaster house?
Then the buyer pool is smaller, and a cash offer can be the tool that actually closes. It is still not proof you are short.
Condition, an unpermitted addition, a roof, a panel, or a solar payoff can knock out an ordinary loan. As-is language does not fix that. It only tells the buyer not to expect you to repair. Compare a cash net and a listed net on the same sheet: price, costs, repairs you skip, and the day you get the wire. Most of the time, if the house will finance, the MLS net is higher. When it will not, or the sale date is close, cash can be the honest choice. The comparison is cash offer versus listing versus short sale. I do not smear a real cash buyer. I also do not treat a postcard as a price.
Will I owe the unpaid balance or the tax after a Lancaster short sale?
I will not answer either one. The approval letter and your loan type decide the balance. A CPA decides the tax.
California has rules that limit deficiency claims on many residential short sales and many trustee sales, and those rules have exceptions for juniors, fraud, and the way the deal was documented. Your lawyer reads the letter. I will not mark the box cleared from the ZIP code. Forgiven debt can produce a tax form. What you owe, if anything, depends on insolvency, bankruptcy, and whether any principal-residence exclusion still applies to your paper. IRS Publication 4681 is the federal explainer. I will not say you owe, and I will not say you are clear. Bring the form to a CPA before you spend a refund you do not have yet.
Where do Lancaster prices and sale counts actually live?
They live on the sold pages and the market recap, with the date those pages print. They do not live in this article.
Use Lancaster sold prices, Palmdale sold prices, and Quartz Hill sold prices when you need a closed comp. Use the market recap for the monthly read. I am not printing a median, days on market, an inventory count, a short-sale count, an REO count, a rate, or a pre-foreclosure total. Those move, and a frozen number would be a lie by the time you call. Current Lancaster listings, which are asking prices, are on Lancaster homes for sale. Asking is not sold.
Palmdale is a different page on purpose. West Palmdale HOA math and east Palmdale condition math should not be pasted onto a Lancaster tract. If your house is on the Palmdale side of the line, start at Palmdale short sales. If you are only tight on the payment and you might keep the house, start at cannot afford the house and behind on payments. Selling is not the first sentence of those pages either.
One scam note, then back to the house. Nobody honest charges a large upfront fee to stop a trustee sale, and nobody honest needs your deed before you have independent advice. A real cash offer is a contract you can compare. A rescue pitch is not.

How to tell if a Lancaster house is actually a short sale
Price the tract, run the net, and call the servicer before you use the words short sale.
- Call the servicer and a HUD counselor. Ask for the reinstatement figure and whether a repayment plan, forbearance, or modification review is open. Call 800-569-4287 the same day. Counseling is free.
- Separate 93534, 93535, and 93536. Central Lancaster, east Lancaster, and the west side plus Quartz Hill do not share one value. Pull the tract, not a city label.
- Run a seller net sheet. Include the payoff, arrears, liens, HOA, solar, and ordinary selling costs. A positive sheet is a normal sale. A negative sheet is the start of a short-sale talk, not the approval.
- Read any notice for the date. A listing does not cancel a trustee sale. If a sale date is on the calendar, a California housing attorney should read the notice before you bet on a short-sale timeline.
- Package only if you are short. Hardship, a listing, and a real offer go to the servicer together. I can assemble that file. I cannot approve the payoff.
