Here is the fact that should anchor your Edwards AFB housing decision in 2026: the median asking rent for a 3-bedroom house in Lancaster and Palmdale is right around $3,000 a month. And at mid-2026 rates, the all-in monthly cost of buying a $400,000 house with a VA loan and zero down is... also right around $3,000 a month.
When renting and owning the same house cost the same each month, the rent-versus-buy question stops being about affordability and becomes entirely about your timeline, your exit plan, and whether you want the landlord to be you.
I'm Mike Watson. I've sold homes in the Antelope Valley since 2002, licensed since 2005, and Edwards families are a regular part of my year: inbound PCS, outbound PCS, and the retirees who decide the high desert is home. This is the conversation I have with each of them, written down.
PCSing to Edwards? Call or text me at (661) 733-2196 with your report date and your BAH, and I will send you both lists the same day: what your BAH rents, and what it buys. Remote house-hunting from your current duty station is completely workable; I do it constantly.
How BAH figures into this, honestly
Quick grounding for anyone new to it: Basic Allowance for Housing is paid monthly based on your grade, dependent status, and the duty station's housing area. It resets annually, it is yours whether you rent or buy, and if your actual housing cost comes in under your BAH, you keep the difference. I am deliberately not printing dollar amounts here because rates change every January and vary by grade; pull your exact figure from the official DoD BAH calculator before you do any math.
What I can tell you from the transaction side: for most mid-career grades with dependents, Edwards-area BAH has recently been in the same neighborhood as the local median family rent. Which is exactly why the table below matters.
Rent vs buy: the actual numbers
| Rent a 3BR house | Buy at $400K, VA zero down | Buy at $400K, FHA 3.5% down | |
|---|---|---|---|
| Monthly cost (approx.) | $3,000 | About $3,050 | About $3,150 |
| Cash needed up front | Deposit, typically 1 month | $0 down, closing costs only | About $14,000 down + closing |
| Where the money goes | 100% to the landlord | Part builds your equity from month one | Part builds your equity from month one |
| Flexibility at PCS time | Give notice, hand back keys | Sell, or keep it as a rental | Sell, or keep it as a rental |
Rent figure is the late July 2026 median asking rent for 3+ bedroom houses in Lancaster and Palmdale from our MLS feeds. Purchase figures are illustrative at a 6.5% 30-year rate with ~1.15% property taxes and typical insurance; the VA column includes a typical funding fee financed into the loan, and the fee is waived entirely for buyers with a qualifying disability rating. Rates move weekly; treat this as a map, not a quote.
The VA loan is what makes this parity possible: zero down and no monthly mortgage insurance. It is arguably the single most valuable benefit in the military compensation package, and this is the market where it shines. The complete mechanics (funding fee tiers, the residual income test, what the VA appraisal flags in high-desert homes) are in my VA loan guide for Lancaster, Palmdale and Edwards buyers.
The real decision factor: your timeline
Single 2 to 3 year tour, then almost certainly gone: lean rent. Selling a home costs real money on the way out, and a short hold gives appreciation little time to cover it. Buy on a short tour only if you would genuinely be content keeping the house as a long-distance rental afterward.
3+ years, back-to-back Edwards assignments, or civilian-side likely: the math starts favoring buying, hard. Test-community assignments have a way of repeating, and Edwards has an unusually large civilian and contractor workforce that stays for decades. If there is a realistic chance the high desert is a 5-year-plus chapter, paying $3,000 a month to a landlord instead of a mortgage gets expensive fast.
Eyeing retirement or a defense-contractor second act: buy, and buy deliberately. Plenty of my past clients turned an Edwards tour into a permanent AV chapter with Northrop, Lockheed, or the flight test world, and the ones who bought early did it at prices that look generous now.
The keep-it-as-a-rental exit, with eyes open
The classic military wealth play is buying at each duty station and keeping the houses as rentals. It genuinely works here: $3,000 median family rents against low-$400Ks purchase prices is a healthier rent-to-price ratio than almost anywhere in California. But go in honest about the costs: property management from three time zones away typically runs 8 to 10 percent of rent, vacancies happen, high-desert wind and sun are real on roofs and fences, and California landlord-tenant law is detailed and tenant-protective. Budget those in before you count on the spreadsheet version.
Where Edwards families actually live
| Community | Drive to the gate (approx.) | What you get |
|---|---|---|
| Rosamond | 15 to 25 minutes | Closest real market: median asking $415,000, 70 active listings at or under $400K right now, newer tracts and acreage both |
| East / Central Lancaster | 30 to 40 minutes | The value band: the biggest supply of sub-$400K houses in the valley |
| West Lancaster / Quartz Hill | 35 to 45 minutes | Newer tracts, larger homes, the most amenities |
| Palmdale | 45 to 55 minutes | Longest Edwards commute, but the play if a spouse works Plant 42 or commutes toward LA |
| California City / North Edwards / Boron | 10 to 30 minutes | Cheapest and closest, much thinner inventory and amenities |
Drive times are typical off-peak estimates to the main gate area and vary with gate choice and traffic. Map your exact commute from any address with my Drive Time Calculator, and browse the two workhorse markets here: homes for sale in Rosamond and homes for sale in Lancaster.
Frequently Asked Questions: BAH, Renting and Buying at Edwards
Do I lose BAH if I buy a house?
No. BAH is yours either way, and it does not change based on your actual housing cost. If your mortgage comes in under your BAH, you keep the difference, same as with rent. Many Edwards homeowners deliberately buy slightly under their BAH and bank the spread every month.
Can I buy a house near Edwards AFB with zero down?
Yes, that is precisely what the VA loan does: zero down, no monthly mortgage insurance, and competitive rates. The one-time funding fee can be financed into the loan and is waived with a qualifying disability rating. In this market, VA buyers are common and sellers are used to them.
What if I PCS after only two years?
That is the main risk of buying. Selling costs money, and two years of a mostly-interest early amortization schedule plus normal selling costs can eat your equity if prices sit flat. If a short tour is likely, either rent, or only buy a house you would be comfortable keeping as a rental when you leave.
Should I live in Rosamond or Lancaster for Edwards?
Rosamond wins the commute at 15 to 25 minutes and runs cheaper per square foot; Lancaster wins on inventory depth, amenities, and spouse-career flexibility at 30 to 40 minutes. Families split on this constantly and neither answer is wrong; I usually show both in one trip and let the drive settle it.
Is the Antelope Valley a good rental market if I keep the house after PCS?
By California standards, yes: median family rents around $3,000 against purchase prices in the $300Ks and low $400Ks is a rent-to-price ratio most of the state cannot touch, and the aerospace workforce supplies steady, qualified tenants. Just underwrite honestly for management, vacancy, and upkeep, not the best-case spreadsheet.
The bottom line
At Edwards in 2026, renting and owning a family home cost roughly the same per month. That means the decision is really about your horizon: short single tour, rent without guilt; anything longer, or any real chance the high desert becomes a chapter, and buying with your VA benefit is one of the best financial moves available to you anywhere in the country.
