Manufactured and Mobile Homes in the Antelope Valley: Park vs Own-Land (2026)

Short answer

In the Antelope Valley, a manufactured home on land you own is real estate. A home in a park is usually personal property plus a space rent that never goes away. Financing, resale, and down-payment programs follow that split. FHA, VA, and some conventional loans can work on owned land with a proper foundation and a 433A. Park homes usually need a chattel loan at a higher rate. The Lancaster city assistance page does not say park homes qualify.

Buyers shop manufactured homes here because the payment looks like 2016. The second question, after the payment, is who owns the dirt. That answer changes the loan, the tax bill, and who can buy it from you later.

A simple owner versus investor check

Take the rent you believe, subtract space rent, taxes, insurance, repairs, and vacancy. What is left has to cover the loan and still be worth the work. If space rent is $800 and the rent you can get is $1,600, you do not have an $1,600 asset. You have $800 before the other bills. On owned land, skip the space rent and do not skip the well or the septic if they are there. I will run a specific address. I will not bless a park from the name.

Questions people ask

+Should I buy in a park or on my own land?
Own the land if you want a normal resale and a shot at FHA, VA, or conventional. Buy in a park if you accept space rent, park rules, and a smaller buyer pool later. Space rent is a payment. Add it to the loan the way you would add an HOA, then decide.
+What is a 433A?
It is the California form that records a manufactured home as real property, tied to the land. Most real-estate loans want it. A home that is still on the title like a vehicle is a different purchase. The manufactured listings page has the short version. The HCD registration tells you which one you are looking at.
+Can I use the Lancaster down payment program?
The city page does not list manufactured or park homes as eligible. Ask housing@cityoflancasterca.gov before you spend inspection money. Do not assume a program written for houses covers a coach in a park.
+Which parks resell?
Parks with stable space rent, clear rules, and homes that are not falling through the floor resell. A low price in a park with a rent increase, a rental cap, or a special assessment is not a deal. Read the park documents, not just the flyer. I will not rank parks with a fake score.
+Do investors make money on park homes?
Only if the rent you can collect, after space rent, repairs, and vacancy, still beats a house on land. Many do not, because space rent climbs and the loan is expensive. Owner-occupants who want a payment can still win. Investors running a spreadsheet from another state often do not.
+What should the inspection cover?
Foundation or pier condition, roof, HVAC, water heater, tie-downs, and any addition that was built without a permit. Desert wind loosens skirting and finds leaks. A pretty interior over a soft floor is a common miss.
