Selling an Inherited House in Lancaster or Palmdale

Short answer
You can sell an inherited house in Lancaster or Palmdale once the person with authority can sign. A will names them. It does not skip probate if the house is still in the decedent's name. A funded trust usually can sell without probate. Plan on desert condition: a dead HVAC and an old roof are pricing facts, not cosmetic notes. Heirs split what is left after the mortgage, taxes, repairs, and sale costs. This is not legal advice.

How heirs sell an Antelope Valley house
Authority first, then condition, then the net.
- Read the title. See whether the house is in the decedent's name, a trust, joint tenancy, or already in an heir's name. The path changes.
- Get the authority to sign. Letters from the court, or a successor trustee. A child with the keys is not automatically the signer. The probate guide covers confirmation and overbids.
- Price the house that exists. HVAC, roof, and occupancy. A July listing with no cooling sells as a house with no cooling. Get a payoff if there is a reverse mortgage.
- Write the net before anyone spends it. Payoff, taxes and assessments, repairs, commission, and escrow come off the price. What remains is what the heirs divide, in the shares the will, trust, or court order actually says.
