The report clock, not the next loan
How Long Does a Short Sale Stay on Your Credit?
By Mike Watson, Realtor, DRE #01712313. Updated September 2026.
Short answer
Most negative information stays on a credit report for seven years. That is the Consumer Financial Protection Bureau rule people quote when they ask. A short sale is often reported as settled for less than the full balance, and you have to confirm the date on your own tradeline. Seven years on the report is not the same calendar as the wait before the next mortgage. I will not predict a score. This is not lending advice.

People ask this because they want a date the damage ends. There are two dates. One is how long the item shows on the report. The other is how long a given loan program wants you to wait before a new mortgage. This page is the first date. The second date is credit after a short sale or foreclosure.
What the CFPB actually says
The Consumer Financial Protection Bureau says most negative information stays on a credit report for seven years. Bankruptcy can be longer. A short sale is not given a special shorter period on that CFPB answer. If a website promises the line is gone in two years because you "did the right thing," that site is mixing up the mortgage overlay with the report.
Two clocks. Confirm both. Do not swap them.
| Question | Usual answer | Where to verify |
|---|---|---|
| How long is it on the report? | About seven years for most negative information | CFPB, then your own report |
| When can I get another mortgage? | Depends on conventional, FHA, or VA, and on the papers | Credit after page and the lender |
| Does the city change either clock? | No. Lancaster, Palmdale, and Quartz Hill use the same reporting rules | The servicer and the bureau |
What I will not guess
- A point drop. The report you had before the sale changes the result.
- The exact month the line falls off, unless the bureau printed that date.
- A gentler box for a deed in lieu.
- A local exception because the house is in the Antelope Valley.
If you are still in the house, the sale is a pricing and approval problem. Start with Lancaster short sales or Palmdale short sales. Career production is 1,212+ closed transactions and $319M+ in volume. Licensed in California in 2005. The as-of date is on the proven track record.

How to read a short sale on a credit report
Separate the reporting period from the mortgage waiting period before you shop.
- Pull the report, not a screenshot from a friend. Use AnnualCreditReport.com or the bureau the lender will use. Find the mortgage tradeline.
- Read the status words. Settled, paid for less than the full balance, and foreclosure are different codes. Do not rename the line to whichever sounds kinder.
- Ask which date starts the seven years. The CFPB describes a seven-year period for most negative information. The furnisher and the bureau apply the date. Ask them. Do not invent a start date from the first missed payment unless they say that is the date.
- Keep the next-mortgage wait on the other page. Conventional, FHA, and VA waiting periods are investor rules. They often end before the tradeline drops off. Those ranges live on the credit-after page, and they still have to be confirmed on application day.
- Call a counselor before you list or before you shop. HUD housing counseling is 800-569-4287. Call or text (661) 733-2196 when you want a Lancaster, Palmdale, or Quartz Hill price, not a credit-score guess.
