Short answer

A Palmdale short sale is a sale for less than the liens, with written servicer approval. The city splits at Avenue S and the 14. West Palmdale, including Rancho Vista and Anaverde, often has an HOA and sometimes Mello-Roos. East Palmdale competes more on payment and condition. 93591 is not that west-side market. Palmdale is not one short-sale market. Avenue S and the 14 split the practical map. West Palmdale and east Palmdale fail for different reasons, and a lot of owners who say short sale are still in an equity sale.

A short sale here means the price will not pay the liens, the costs, and the arrears, and the servicer still has to agree in writing. A normal sale pays those off. HOA dues and Mello-Roos belong in that math. They are not a mood. If the seller net sheet is positive after them, list the house. If it is negative, then we talk about hardship and a package. I will not skip the sheet because the payment feels tight.

Is Palmdale one short-sale market?

No. West of the 14 and east of the 14 do not share one equity story, and Avenue S is part of how locals split the city.

The main Palmdale ZIPs are 93550, 93551, and 93552. Much of west Palmdale, including Rancho Vista and Anaverde, sits in 93551. A lot of central Palmdale is 93550. Much of east Palmdale is 93552 and parts of 93550. I use those as a map, not as a price. A buyer who crosses the 14 is not bringing the same payment, the same HOA, or the same condition standard. If I pull a comp from the wrong side, the net sheet lies.

What is different on the west side, in Rancho Vista and Anaverde?

The west side often adds an HOA, and some tracts add Mello-Roos, so the payment can break before the equity does.

Rancho Vista and Anaverde are the names buyers use. The dues, the transfer fees, and any delinquency hit the net sheet and the buyer's qualification. Mello-Roos is a special tax. It is not a second mortgage, and it does not vanish because you are behind on the loan. A buyer underwrites it in the monthly number. You still might clear the first lien with room to spare. That is an equity sale with an expensive monthly stack, not a short sale.

Look at what is actually listed on west Palmdale homes, then throw the asking prices out when you measure equity. Closed sales are the ones that count. Quartz Hill sits next door in a higher tier than much of this side and much of east Palmdale. Do not grab a Quartz Hill close to prove a Rancho Vista shortfall, or the reverse. The plain comparison is west Palmdale versus Quartz Hill.

An HOA estoppel can also surprise a file that was only barely short, or barely clear. Unpaid dues, fines, and a special assessment show up late if nobody orders the papers. Put them on page one. A solar lease and a PACE assessment do the same job of hiding in the monthly bills until a lender or a junior lienholder says no. West-side houses are not immune to those. The HOA is simply the item people forget first.

What is different on the east side of Palmdale?

East Palmdale competes more on payment and condition than on HOA prestige.

Buyers on this side are often counting the payment first and the repair list second. A house that needs a roof, a panel, flooring, or a full kitchen can lose the financed buyers even when your loan balance would have cleared. That is not the same sentence as "I am underwater." If the net sheet is positive and the house will finance after ordinary concessions, list it. If the house will not finance, a cash offer can be the real buyer pool. Compare the nets. Do not assume cash means you must also take a short payoff.

Current east-side listings are on east Palmdale homes. They are asking prices. I still want the closed record before I tell you whether a short sale is even the right name. Condition swings inside the east side too. One tract is maintained. The next has deferred work that a buyer's appraiser will call out. I walk the house. I do not price it from the ZIP alone.

Why is 93591 not a west Palmdale comp?

93591 is Lake Los Angeles and the east edge, and it is not the same market as Rancho Vista or Anaverde.

People fold it into "Palmdale" because the errands and the school conversation sometimes point back toward the city. The houses do not follow. Lots are often larger. Distance is real. Wells, septic, wind, and insurance questions show up more often than they do on a west-side tract with city services. I will not claim every 93591 parcel has a well. I will say you confirm utilities before you borrow a 93551 net sheet. A missed payment out there is its own equity question. It is not a west Palmdale short sale with a longer driveway.

If you live in 93591, say the ZIP on the first call. I would rather reprice the file than explain later why a foothill comp made the servicer laugh, or made you think you were short when you were not. Lake Los Angeles owners still call the same servicer and the same HUD line. The county is still Los Angeles County. The market is not west Palmdale.

What should I gather before I ask for a Palmdale short sale?

Gather the payoff, the HOA papers, the tax bill, and any notice before you ask the servicer to take less.

  • The mortgage statement and the reinstatement figure from the servicer, not a guess.
  • HOA dues, delinquencies, and the resale package if the tract has an association.
  • The tax bill, including any Mello-Roos line, and any PACE assessment.
  • Solar lease or solar loan documents. Buyers' lenders read these.
  • A list of repairs you already know about. Hidden condition becomes a dead loan later.
  • Any notice of default or sale date. The listing does not erase it.

Then call a HUD-approved counselor at 800-569-4287 if you have not. Keeping the house is still the first block of options: reinstatement, a repayment plan, forbearance, or a modification review. I do not approve those. If they fail, or you have already decided to leave, the net sheet picks between a normal Palmdale sale and a short sale. What stalls a Palmdale short-sale file?

Junior liens, HOA payoff fights, and a buyer whose loan dies on condition are the usual stalls.

The first lien can approve a price and the second can refuse to release. The HOA can refuse a closing until dues and fines are paid, and a short-sale servicer may not volunteer to pay them. Mello-Roos does not get "forgiven" by the word short sale. Solar and PACE can push the buyer's lender out. On the east side, appraisal condition does the same thing. None of that is fixed by calling the house a short sale in the listing remarks.

Short sales are a small, slow slice. Plan on longer than a normal escrow. I am not printing how many Palmdale short sales are active, or how many days they sit. If a sale date is already on the notice, a slow approval can lose to the auction. That is a lawyer conversation, plus a same-week decision about whether a normal sale or a cash sale can close in time. I will not promise a postponement.

Where do Palmdale prices live, if this page has no median?

Read Palmdale sold prices, and use Lancaster sold prices and Quartz Hill sold prices only when the house truly competes there. The monthly write-up is the market recap. I am not printing a median, days on market, an inventory count, a short-sale count, an REO count, a rate, or a pre-foreclosure total. One scam note. Do not pay a large upfront fee to someone who says they will stop a Palmdale trustee sale, and do not sign a deed to a rescuer. HUD counseling is free. The Attorney General's page is foreclosure scams. The local page is foreclosure rescue scams. A cash offer you can compare on a net sheet is a real option. A stranger who wants title first is not.

Separate west Palmdale from east Palmdale, then run the net with HOA and Mello-Roos included.

  1. Call the servicer and a HUD counselor. Ask what keep-the-home reviews are open, and get the reinstatement figure. Use 800-569-4287. Do not pay an upfront rescue fee.
  2. Name the side of town. West of the 14 is not east of the 14. Avenue S is part of that split. 93591, Lake Los Angeles, is not west Palmdale.
  3. Put HOA and Mello-Roos on the sheet. Dues and a special tax can make the payment feel impossible while the loan still clears at a sale. The net sheet is the test, not the monthly stress.
  4. Tell the truth about condition. East Palmdale buyers compare payment and condition. A house that will not finance is a different problem from a house that is underwater.
  5. Open a short-sale file only if the sheet is negative. Hardship plus a real contract go to the servicer. I package the sale. I do not approve the payoff.
