Quartz Hill and 93536: When a Distressed Sale Is Really an Equity Sale

Short answer
Quartz Hill often prices higher than east Lancaster and east Palmdale, so a missed payment is more often still an equity sale. ZIP 93536 also covers west Lancaster, which is not the same tract. Quartz Hill is where I most often have to slow an owner down. A missed payment feels like a foreclosure story. In this tier it is often still an equity sale. The net sheet is the test. The worry is not.
Quartz Hill sits in Los Angeles County, in ZIP 93536, along with west Lancaster. The ZIP often prices higher than east Lancaster and much of east Palmdale. Inside the ZIP, Quartz Hill is the higher tier. I will not type a median, because it would be stale, and because a median would blend tracts that should not be blended. If you want the number, open Quartz Hill sold prices and read the date on that page. Then we talk about your loan, not about a valley headline.
Is a missed Quartz Hill payment usually a short sale?
No. A missed payment means the loan is late. In Quartz Hill it more often still leaves equity after costs.
A short sale is a sale for less than the liens and costs, with written servicer approval. An equity sale pays the loan, the arrears, and the costs, and you keep what remains or you bring a small check if the gap is one you can cover. Owners here skip that distinction because the payment panic is real. The payment can be too high for the household and the house can still clear. Those are different problems. The first one goes to the servicer and a HUD counselor at 800-569-4287. The second one goes to a price.
I will not tell you to stop paying because the neighborhood "always has equity." Equity does not pause a trustee sale if you stay delinquent. You can lose a real equity position to fees, a weak auction bid, or a rushed cash contract. The point of knowing you likely have equity is to use it while you still control the sale. List. Do not wait to see what the courthouse steps bring. The keep-the-home options still come first if you want to stay: reinstatement, a repayment plan, forbearance, or a modification review. I cannot approve those. I can show you the cost of leaving versus the cost of staying.
Why does a higher tier change the math without a median on this page?
Because the same missed months are a smaller share of value when the house sells for more than an east-side tract, and I will not fake that with a frozen number.

East Lancaster and east Palmdale compete more on payment and condition. A distress script written for those blocks will overstate how short a Quartz Hill owner is. West Palmdale, including Rancho Vista and Anaverde, often adds HOA dues and sometimes Mello-Roos. Quartz Hill can have association costs too. It is still not the same comparison. The side-by-side without a fake median is west Palmdale versus Quartz Hill. Use it to stop borrowing the wrong comp, not to pick a lifestyle.
I am also not saying every Quartz Hill owner is safe. A large second mortgage, a cash-out that spent the equity, a solar payoff, or years of missed payments can put a higher-priced house underwater. Job loss does not check the tier before it hits. The sentence is "more often still an equity sale," not "never a short sale." Your payoff letter beats my neighborhood habit. Bring the statement. We will know which row you are in.
How do I tell Quartz Hill from the rest of 93536?
You separate the tract. 93536 is Quartz Hill and west Lancaster together, and they are not one list price.
Buyers and portals love the ZIP. The ZIP is a mail code. Quartz Hill has its own buyer pool, often paying more than west Lancaster a few minutes away, and more than much of east Lancaster in 93535 and central Lancaster in 93534. If I price your Quartz Hill house off a west Lancaster close, I can manufacture a short sale that is not real. If I price a west Lancaster house off Quartz Hill, I can manufacture equity that is not real. Say the area on the first call. If you are not sure, we look it up. We do not guess from the ZIP printed on the mortgage coupon.
Some Quartz Hill properties sit on larger lots, and a barn, a shop, or a horse setup changes both the buyer and the loan. I will not claim that is every street. I will say an ordinary tract comp is the wrong tool for that parcel, and an unpermitted outbuilding can kill a buyer's financing even when the land has equity. Current Quartz Hill listings, which are asking prices, are on Quartz Hill homes for sale. West Lancaster listings should stay on the west Lancaster page. Do not shop them as one inventory.
What if the Quartz Hill net sheet really is short?
Then you are in a short sale, and the higher tier does not excuse you from the servicer's rules.
You need a hardship the file can document, a price tied to real comps, and written approval. I will not invent the hardship. A thin letter that says the payment is annoying is not a package. Deficiency and tax questions belong with a lawyer and a CPA, with the comparison page at short sale versus foreclosure as background, not as your ruling.
Expect a slow file. Short sales are a small, slow slice everywhere in this valley, including here. Buyers leave. Junior liens argue. An approval can expire. I am not printing a days-on-market figure or a count of Quartz Hill short sales, because both would be a stale prop. The risk that matters is a sale date that arrives first. If that date is already on a notice, do not open a six-month theory and hope. Get the attorney and the servicer on the calendar the same week you get the net sheet.
What costs do people forget on a higher-priced Quartz Hill house?
They forget the second lien, the solar payoff, the HOA, and the ordinary cost of selling, all of which get larger when the price is higher.
- A second mortgage or a HELOC that still wants to be paid, even if the first lien would have cleared.
- A solar lease or a solar loan. The buyer's lender may refuse the house until it is handled.
- A PACE assessment on the tax bill. It is not erased by moving.
- HOA dues, fines, or a special assessment if the tract has an association.
- Repairs a buyer's appraiser will require. As-is is not a promise the house will finance.
- Ordinary selling costs. The categories are on the Lancaster cost-to-sell article, and your figures go on a net sheet, not in my head.
A higher price does not make costs a rounding error. It can make a sloppy cash discount more expensive, because the cut is taken off a larger number. It can also make a false short sale more damaging, because you hand the servicer control of a house you could have sold yourself. Put the items on the seller net sheet before you pick a path. The price does not.
Should I list before the servicer decides?
If the net sheet is positive, yes, list it as a normal sale and tell the servicer you are selling. Do not wait for a short-sale ruling you do not need.
If the sheet is negative, a listing is still usually how the servicer gets a real offer to review. Seller acceptance is not servicer approval. Do not tell buyers the bank already said yes. Do not put "short sale" in the remarks of a house that clears. That label trains buyers to wait, to discount, and to write offers you should not be entertaining. It also spooks the owners who still had a normal sale and did not know it.
You can stay in the house through a normal closing, and usually through a short-sale closing if the approval holds. You cannot assume the trustee sale waits because the yard sign is up. Postponement is a servicer decision. I will not sell it as a feature of the listing agreement. If you might keep the house instead, go back to the counselor before we spend a month on photos. If a website offers you those as a reason to deed the house over, close it.
One scam note. A higher-equity neighborhood attracts rescuers who talk as if your equity were already lost. Nobody honest charges a large upfront fee to stop a trustee sale, and nobody honest needs the deed before you have advice. The state page is the Attorney General's foreclosure-scam warning. The local page is foreclosure rescue scams. A cash offer can be right when the house will not finance or the sale date is close. Compare it on cash versus listing versus short sale. Most of the time the MLS net is higher.

How to tell a Quartz Hill equity sale from a short sale
Separate Quartz Hill from the rest of 93536, price the tract, and only then ask a servicer for a short payoff.
- Call the servicer and a HUD counselor. A missed payment is a loan problem first. Ask what reviews are open. Use 800-569-4287. Do not skip this because the neighborhood usually has equity.
- Confirm it is Quartz Hill and not just 93536. 93536 includes Quartz Hill and west Lancaster. They do not share one price. East Lancaster and east Palmdale are the wrong comps for a Quartz Hill equity test.
- Run the net sheet with the quiet liens. A second mortgage, an HOA, a solar payoff, or a PACE line can change a higher-priced house. The tier does not erase those.
- List as a normal sale if the sheet clears. Arrears can be paid at closing. Putting short sale in the remarks when you have equity scares buyers and is not true.
- Open a short-sale file only if the sheet is negative. Then you need hardship and written servicer approval. I package that. I do not approve it. If a sale date is close, a lawyer reads the notice the same week.
