Add a California housing attorney if a notice or a sale date exists, and a CPA if debt may be forgiven. Lancaster, Palmdale, Quartz Hill, Acton, and Lake Los Angeles record in Los Angeles County. Rosamond records in Kern County.

The order matters. The servicer can talk about the loan. A HUD counselor can help you read those options for free. A Realtor can price the house and sell it if selling is the right row. A California housing attorney reads notices and sale dates. A CPA reads tax if debt is forgiven. Skip ahead to a short sale, a deed, or a cash postcard and you can give away an option you still had. If the payment no longer fits and you might keep the house, the longer map is cannot afford the house.
Who do I call first if I am behind in the Antelope Valley?
Call the servicer first, then a free HUD counselor at 800-569-4287, then sort equity with a Realtor.

Write down names and dates. Servicer calls get lost. A counselor will ask what the servicer already said. I will ask for the mortgage statement, any notice, and whether you want to stay. If you tell three people three different stories, the file slows down and the advice conflicts. You do not need a polished speech. You need the same facts in each call.
What can the servicer do that nobody else can?
Only the servicer can put a number on reinstatement and open a loss-mitigation review on your loan.
Reinstatement means you pay the past-due amount and the fees they are allowed to add, and the loan goes current. A repayment plan spreads that catch-up over later months, so the payment goes up for a while. Forbearance reduces or pauses payments for a set time. The missed amounts are still owed. A modification, if they approve one, changes terms going forward. None of those is a listing. I can tell you whether a sale costs less than staying. I cannot make the servicer say yes. The timeline from the first missed payment through a notice is laid out on behind on mortgage payments. Read your own dates on your own letters.
If a notice of default is already recorded, ask the servicer what reviews are still open and ask a lawyer what the paper means. Do not calculate the sale date from a memory of "about how long these take." The notice is the calendar. A neighbor's story is not. I see owners lose weeks because they thought a phone queue was the same thing as a filed package. Ask what document is missing. Send that document. Keep a copy.
What does a HUD counselor do, and what do I do?
A HUD counselor helps you read the servicer options for free. I price the house and, if you should sell, I run the sale.
Search 800-569-4287 or the CFPB counselor finder with your ZIP. The office that picks up this month can change, so I will not freeze a local agency name on this page. Counseling is free. If someone wants a large upfront fee to "stop the sale," that is not the HUD line. A counselor does not set the list price and does not host the open house. I do not submit your modification and pretend it is a real-estate service.
Bring the counselor the same statement you bring me. If they see a keep-the-home path and the net sheet also says you have equity, you may still choose to sell. Equity is a choice, not a cage. If they see no keep-the-home path and the sheet is negative, then a short sale or another loss-mitigation exit belongs in the conversation. The comparison of those exits is short sale versus foreclosure. I will not rank them for you until the sheet and the counselor's notes exist.
When do the attorney and the CPA enter?
Call a housing attorney when a notice or a sale date exists, and call a CPA before anyone forgives debt.
I am not your lawyer. I will not interpret a notice of default, a postponement, a deficiency waiver, or a deed in lieu as if the signature block were mine. Owners get hurt when they treat a listing appointment as legal advice. If the sale date is close, the attorney and the servicer are the calls about time. I am the call about whether a buyer can close before that date. The practical sale-versus-auction page is sell before the foreclosure auction.
Tax is the other silent bill. A short payoff, a deed in lieu, or a foreclosure can generate a form for cancelled debt. What that means on a federal return and a California return is a CPA question. Exclusions change. Insolvency is a worksheet, not a feeling. I will not tell you the debt is tax-free because the house was your home. IRS Publication 4681 is the federal starting point. Your preparer applies it to your papers.
Does the city change which county records the notice?
Yes. Rosamond is Kern County. Lancaster, Palmdale, Quartz Hill, Acton, and Lake Los Angeles are Los Angeles County.
That split is boring until the notice is in the wrong mental file. A Palmdale habit about Los Angeles County recording does not tell you where a Rosamond trustee sale is administered. Confirm the county on the deed and on the notice. The servicer may feel like the same phone tree. The recorder is not the same office. I sell in both. I do not pretend the courthouse is the same building.
Acton is Los Angeles County and unincorporated. It is not a Palmdale tract with a different mailing name. Lots are often larger, and wells or septic show up more often than they do on a city street. I will not say every Acton parcel is on a well. I will say you confirm utilities before you price it like east Palmdale. Lake Los Angeles is the east edge, often 93591, and it is not west Palmdale. Both still use the Los Angeles County recorder. Both still get their own comps.
How should Lancaster, Palmdale, and Quartz Hill owners think about equity?
Think about the tract, not the valley. A missed payment is not the same fact in Quartz Hill as it is in east Lancaster or east Palmdale.
Lancaster splits across 93534, 93535, and 93536. Central and east Lancaster are not the west side, and 93536 often prices higher because it includes Quartz Hill and west Lancaster. Quartz Hill is a higher tier than much of east Lancaster and east Palmdale. A missed payment there is more often still an equity sale. Palmdale splits at Avenue S and the 14. West Palmdale, including Rancho Vista and Anaverde, often has an HOA and sometimes Mello-Roos. East Palmdale competes more on payment and condition. None of these sentences is a median. Equity does not, by itself, stop a foreclosure. If you stay delinquent, a trustee can still sell the house, and you can lose that equity to fees, a weak bid, or a rushed exit. Equity is the reason to list while you still control the sale, if keeping the house will not work. A normal sale that pays the loan off beats a short sale. A short sale beats a blind walk into the auction only when you are actually short and there is time. I will not skip the keep-the-home calls to get to my listing.
What is different about Rosamond, Acton, and Lake Los Angeles?
They are not small versions of a Palmdale tract. County, distance, and utilities change the file.
Rosamond buyers and Rosamond notices live in Kern County. Price Rosamond against Rosamond. Listings are on Rosamond homes for sale, and closed sales are on Rosamond sold prices. Do not "correct" a Rosamond value with a Lancaster comp because the drive feels short. Acton listings are on Acton homes, with closes on Acton sold prices. Lake Los Angeles owners should say 93591 out loud so nobody prices them off Rancho Vista.
Financing is the other difference. A house on a well, a septic system, a long dirt access, or a big repair list may not get the same buyer loan a tract house gets. That can make a cash offer the real path even when you have equity. It can also make a short sale the wrong label, because the problem is the buyer pool, not the lien balance. Compare nets. Do not let the word foreclosure choose the tool before the sheet does.
Can listing the house stop the trustee sale?
No. A listing is not a stay, and I will not tell you the sign buys one.
Sometimes a servicer postpones while a sale is pending. Sometimes it does not. The person who can explain the postponement you were offered is the servicer, with a lawyer if the words are muddy. What I can do is tell you whether a normal buyer, a cash buyer, or a short-sale package has an honest chance of closing before the date on the notice. If the date is close and the house will not finance, cash may be the path that fits. If you have equity and time, the MLS net is usually higher. Most of the time I start with the list, not the postcard.
One scam note for the whole valley. Nobody honest sells a guaranteed stop of a trustee sale, and nobody honest needs your deed before an independent attorney reads it. HUD counseling is free. License status is public. The Attorney General writes the warning at foreclosure scams. The local page is foreclosure rescue scams. Check any real estate license before you sign a listing, including mine.
Where are live prices, since this page has no totals?
They are on the sold pages and the market recap. I am not typing a valley-wide number here.
Use Lancaster sold prices, Palmdale sold prices, and Quartz Hill sold prices. Add Rosamond or Acton when that is the house. The market recap is the monthly read. I am not printing a median, days on market, an inventory count, a short-sale count, an REO count, a rate, or a pre-foreclosure total. A help page that quotes those will be stale, and stale numbers make people pick the wrong exit. Current asking prices, if you need them, start at Lancaster homes and Palmdale homes. Asking is not sold.

Who to call this week in the Antelope Valley
Use each person for the job they actually have. Do not ask a Realtor to approve a loan modification.
- Call the servicer loss-mitigation department. Ask for the reinstatement figure and which reviews are open. Write down the name and the date. The servicer is the only party who can offer a plan on the loan.
- Call a HUD-approved counselor. Use 800-569-4287 or the CFPB finder and search your own ZIP. Counseling is free. Do not rely on an office name from an old article.
- Price the house. A Realtor runs the value and the seller net sheet. Equity decides whether you are in a normal sale, a short sale, or a race against a sale date.
- Hire a housing attorney if a notice exists. Lancaster, Palmdale, Quartz Hill, Acton, and Lake Los Angeles record in Los Angeles County. Rosamond records in Kern County. The notice controls the date.
- Talk to a CPA before debt is forgiven. A short sale, a deed in lieu, or a foreclosure can create a tax form. Do not spend a conclusion you have not been given.
